POSITION TITLE: Project Manager
REPORTS TO: Director of Operations
Scaffold Resource has been a fixture and steady force in the Mid-Atlantic region’s scaffold and vertical access industry for more than two decades. Created in 1998, Scaffold Resource has grown in its ability to provide a vast array of vertical access services. It has successfully accomplished this task while expanding its customer base and project capabilities to meet the demands of every conceivable challenge it has been contracted to complete.
OVERVIEW: This position reports to the Director of Operations and is responsible for safely managing contractual obligations of the company on the jobs assigned to them. The Project Manager performs a variety of tasks that include but not limited to preparing billings, submittals, change order pricing and proposal management, managing customer expectations, project close out and acting as a facilitator for the sales and operations team as they discharge the company’s scope of work. This position manages subcontractors as necessary and ensures that their obligations are in line with the company’s obligations. The Project Manager assists the Operations Team with generating a schedule for large, sequenced pieces of work.
DUTIES & RESPONSIBILITES:
Specific duties and responsibilities include but are not limited to:
- Project level customer communication includes answering RFI’s, generating submittals, ensuring site logistics, and overall customer satisfaction.
- Participates in site-walks before and during the bid process in partnership with the sales and operations teams.
- Generates Notices of Project and job estimate documents for job costing and manpower requests that will be utilized internally.
- Participates in progress meetings with both internal and external customers. Regularly reports on project status, progress, and key performance indicators to senior management and stakeholders, facilitating informed decision-making and proactive problem-solving.
- Monitoring budget vs actual job performance and utilizing that data to propose improvements and notify internal stakeholders.
- Reviews drawings on a regular basis and ensures all production matches engineering packages.
- The generation of AIA (or other) progress billing in conjunction with our Finance and Admin team.
- Change Order management including tracking, submitting and preparation.
- This position communicates regularly with our Sales team making sure client information is continuously shared.
- The Project Manager works regularly with the Field Management team to ensure smooth transition of scope items to field. Ensure non-stock materials are ordered and will arrive at the jobsite on time and within budget. This includes purchasing or rental processes with our internal team.
- Schedules and coordinates subcontractor packages on projects, including preparing and executing contracts, supervision, and communications.
- Prepares and packages documents such as schedules, logistical plans, and contractual obligation milestones for future scopes of work.
- Manages quality control, risk, scope creep, non-compliance, and communications between the many internal parties involved. Identify potential risks associated with projects and develop strategies to mitigate them effectively, ensuring minimal disruptions and optimal project outcomes.
- Traveling to projects throughout the DC, Maryland, and Virginia markets; with occasional travel outside of that area on a case-by-case project basis.
- Other duties and job responsibilities as assigned.
COMPETENCIES:
- Proficiency in verbal and written English required.
- Independent self-starter: takes the initiative to get the job done, even when not directly asked to do so.
- High level communication and problem-solving skills; Willingness to research and probe multiple sources (i.e., emails, logs, calling different departments directly) to get necessary information.
- Able to handle multiple tasks and projects simultaneously with the ability to meet deadlines.

- Commitment to excellent customer service.
QUALIFICATIONS:
- High school diploma or GED required.
- College degree or certificate in Project Management a plus.
- Lean and agile project management experience a plus.
- At least three (3) years’ experience in Project Management or related supervisory role in the Construction industry.
- Scaffolding, shoring, and hoisting experience is a plus but not necessary.
- Proficient in the use of computers, CRM’s, bid software, excel, email, and other job-related software and technology.
- Ability to maintain an active state issued driver’s license.
JOB DEMANDS:
- Ability to stand, walk, and navigate uneven terrain for extended periods of time.
- Tolerance for working outdoors in diverse weather conditions.
- Occasional crouching, bending, and kneeling as needed.
- Capacity to lift and carry materials weighing up to 50 pounds.
- Flexibility to work nights, weekends as project needs demand.
