About the Role
As our firm continues to expand its footprint across Nevada, Arizona, Texas, Florida, and Nebraska—managing 1,800 manufactured housing lots with $140M in assets under management—we are seeking a seasoned professional to lead our capital raising initiatives. With five active funds and $60M in private capital already placed, we are positioned to double our portfolio size over the next two years and raise $500M over the next 5–7 years.

The Capital Raising Manager will oversee all aspects of the company’s capital management strategy, including raising capital for a suite of funds, direct investments, and private credit offerings. This individual will work closely with our CIO, finance team, and key third-party partners to grow our investor base and scale our proven investment model. Key Responsibilities

  • Capital Raising: Execute comprehensive capital raising strategies to attract new investors and raise $60M annually
  • Investor Relations: Build & maintain investor relationships, provide world class communication, and ensure all stakeholders receive the best experience in the industry
  • Reporting: Work with internal staff and external vendors to ensure quarterly reporting and annual tax documents are delivered on time
  • Process Management: Build, manage, and improve 52TEN’s capital management processes
  • Marketing: Oversee all marketing content and collateral related to capital
  • Compliance: Ensure adherence to all regulatory requirements and internal policies
  • Education: Learn all aspects of the business related to offerings, tax, and capital structures
  • Stewardship: Maintain the highest standards and moral conduct to ensure capital is preserved

Qualifications

  • Minimum 3 years of relevant experience related to PE or CRE capital raising
  • Educational Background: A bachelor’s degree in finance, business, or a related field
  • Excellent communication and interpersonal skills, with a strong ability to engage, educate, and guide investors
  • Service-oriented and proactive, with a passion for developing strong relationships
  • Exceptional organizational skills, attention to detail, ability to develop, implement, and refine processes
  • Self-starter with the ability to thrive in a fast-paced environment with tight deadlines
  • Strong growth mindset, with the ability to learn quickly

Preferred Qualifications

  • Advanced degrees or certifications (e.g., CFA)
  • Proven capital raising success, with a strong network of investor relationships
  • Strong financial acumen with a deep understanding of financial markets, investment strategies, and private equity and debt structures
  • Content writing experience related to investment real estate
  • Proficiency with Hubspot, Basecamp, Google suite of tools, Microsoft suite of tools, and investor portals is a plus, or at a minimum, the ability to learn quickly
  • Willingness to travel to events

Compensation

  • Base Salary: $100,000 - $125,000
  • Bonus / Commission: Progressive, performance-based commission tied to capital raised; total compensation of $200,000+ in Year 1, with significant growth potential in future years
