POSITION: MAINTENANCE TECHNICIAN

FLSA STATUS: NON-EXEMPT

Job Summary: We are looking for a skilled and experienced Maintenance Technician to join our team at Bay 9 Holdings LLC dba Edgemere located in Dallas, Texas. The Maintenance Technician is responsible for the normal upkeep and repair of all aspects of the physical plant, including independent and community apartments, villas, health center and interior or exterior community property/grounds.

Compensation & Benefits: This is a full-time, hourly position with a salary of $20.00+ per hour. In addition, Bay 9 Holdings LLC dba Edgemere offers competitive medical, dental, vision, and life insurance benefits, generous PTO and holiday vacation time, and 401K.

ESSENTIAL JOB FUNCTIONS: Reasonable accommodations may be made to enable individuals with disabilities to perform the essential job functions:

  • Perform assigned maintenance duties and routine preventive maintenance. Identify deficiencies and follow procedure for correcting problems.
  • Maintain all tools, equipment, and supplies in proper condition, and notify supervisors to ensure adequate replacements are available as needed.
  • Assist with refurbishment projects and repairs.
  • Complete work within scheduled time frame, according to budget and priority set by supervisor.
  • Install, finish, repair, paint, remove and dispose of drywall or other material.
  • Pick up and deliver supplies.
  • Operate maintenance equipment not limited to hand or power tools, company vehicles, or snow blowers.
  • Communicate effectively with team members, residents, contractors, vendors, suppliers, and city, state and federal officials as required, either in person, by phone, in writing, or via radio.
  • Provide data for maintenance reports as requested.
  • Comply with applicable federal, state, and local laws, rules, and regulations; maintain knowledge of and follows all company policies and procedures.
  • Maintain regular and punctual attendance at work and meetings.

Requirements:

  • High school diploma or equivalent. Vocational or technical education preferred.
  • A minimum of one year experience working in building maintenance or construction.
  • Certification, license or equivalent as required under state and/or local regulation to operate or repair certain equipment.
  • A state issued driver’s license with a driving record clear of infractions as defined by current
  • insurance mandates.

KNOWLEDGE, SKILLS AND ABILITIES REQUIRED:

  • Ability to read, write and speak English sufficient to perform job duties and to interact and communicate with residents, vendors, and team members.
  • Must have ability to perform basic arithmetic, understand and calculate measurements and follow written or oral instructions and diagrams or blueprints.
  • Knowledge of a variety of building maintenance and repair techniques preferred.
  • Ability to effectively communicate and build relationships with residents and guests.
  • Basic computer skill required.
  • Must be able to make technical and independent sound decisions on a timely and regular basis. Must have the ability to respond to emergencies in a direct and decisive manner.

ENVIRONMENTAL AND PHYSICAL ACTIVITY REQUIREMENTS: The physical responsibilities of this position constantly require effective climbing, bending, crouching, crawling, twisting, smelling, reaching, standing, walking, pushing, pulling, lifting, carrying, fingering, grasping, feeling, talking, hearing, and repetitive motions. This position often involves heavy work, exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects. Must be able to have visual acuity to determine the accuracy, neatness and thoroughness of work assigned or make general observations of the community; close visual acuity, such as reading a computer screen, reading printed material, inspection of small defects, and using measurement devices; perform activities with visual acuity within arm’s reach such as operating machines. The functions of this position are subject to environmental conditions of both inside and outside activities, and may be routinely exposed to noise, vibration, working hazards such as proximity to moving parts, mechanical equipment, moving vehicles, electrical current, heights, exposure to heat, exposure to chemicals, work in close quarters, narrow aisles or passage ways, communicable diseases, blood borne pathogens, cleaning chemicals, dust, odors and a variety of pets.

INTELLECTUAL/EMOTIONAL REQUIREMENTS: The occupant of this position must be able to perform the responsibilities of the position well under pressure. The position requires adaptability to performing a variety of duties, often changing from one task to another without loss of efficiency or composure. This position requires the ability to deal with and find resolution to problems and maintain a productive working relationship with team members and may be interrupted frequently to meet the needs and requests of others. It also requires adaptability to fluctuate between priorities daily while being responsive to needs as they arise.
