We are seeking an experienced Property Supervisor to manage a diverse portfolio of residential and commercial properties in Los Angeles and Orange Counties, including apartment complexes, single-family residences, and small retail centers. The ideal candidate must have a proven track record dealing with tenants, vendors, and owners. This is an excellent opportunity for a professional seeking growth within our company.
You must be a self-starter, highly organized, and possess a reliable vehicle. A California Real Estate License is required.
This role is responsible for the effective management and coordination of people, activities, and resources to maximize property operations. You will collaborate closely with management and owners to achieve objectives.
Key Responsibilities: Responsibilities include, but are not limited to:
MARKETING:
- Expertise in all phases of leasing and resident retention.
- Conduct property showings, perform leasing duties, or supervise onsite staff.
- Communicate effectively with owners, prospective residents, current residents, and vendors.
- Stay informed on local market conditions and trends.
- Monitor guest cards for vacancies.
- Oversee timely unit turnover (5-7 business days) and vacancy preparation.
- Coordinate and manage renovations/projects.
- Perform property inspections and oversee requests from city, housing, lenders, or other entities.
INCOME COLLECTION:
- Partner with accounts receivable to ensure timely rent payments and accurate ledgers.
- Supervise all arrears and collection efforts.
- Issue necessary notices (e.g., late payments, 3-day notices, eviction notices, returned checks).
- Actively pursue collections from delinquent tenants and facilitate eviction actions in accordance with state and local laws.
- Attend eviction court proceedings as required.
- Ensure proper handling and scheduling of evictions and skipped units.
- Monitor lease renewals and propose rent increases to upper management.
ADMINISTRATIVE:
- Maintain accurate tenant information in our software.
- Organize and file all pertinent documents (reports, leases, paperwork).
- Create and proofread lease documents; process move-ins and move-outs.
- Review and approve resident service requests, routing to maintenance or vendors for prompt processing.
- Ensure timely compliance with all Health and Safety reporting.
- Perform additional tasks and projects as assigned.
TENANT/LANDLORD RELATIONS:
- Handle all tenant complaints expeditiously, diplomatically, and professionally.
- Ensure residents are fully informed of tenancy-related issues.
- Thoroughly understand and enforce site lease agreements, House Rules and Regulations, Pet Agreements, and regulatory programs, documenting violations.
- Provide excellent resident service by processing and following up on service requests, setting the standard for all resident interactions.
MAINTENANCE OPERATIONS:
- Develop and ensure adherence to preventive maintenance schedules.
- Obtain and present multiple bids for upgrade and service contracts to upper management/owners for approval. Verify contractors provide proper Workers' Compensation and Liability insurance to our compliance vendor.
- Schedule, implement, and maintain records for all site-specific programs (inspections, upgrades, HVAC servicing, etc.).
- Coordinate all move-in/move-out schedules.
- Ensure proper use of the work order system via company software.
- Ensure compliance with third-party contractor agreements.
- Maintain appropriate curb appeal standards for all sites.
FINANCIAL ANALYSIS AND REPORTING:
- Maximize income and control costs across all supervised properties.
- Review monthly financial statements for accuracy; complete timely monthly management and financial overviews.
- Minimize vacancy losses through proactive strategies and in-depth local market knowledge.
- Perform additional tasks and projects as assigned.

EDUCATION AND/OR EXPERIENCE: Bachelor's degree (B.A.) from a four-year college or university; or three to five years of related experience and/or training; or an equivalent combination of education and experience.
LANGUAGE SKILLS: Required to read, write, and speak English fluently. Bilingual in Spanish is desirable.
