SUMMARY OF JOB:
Responsible for maintaining physical structure of the building. Responsible for maintaining equipment used inside and outside of the building. Responsible for participating in the on-call rotation. Must have the ability to perform at an intermediate level of general maintenance skills.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Performs basic maintenance such as but not limited to repairing faucets, Toilets, disposals, sink drains, replacing light bulbs, and basic carpentry.
- Painting and Patching drywall and other surfaces.
- Changing filters, safety PM check.
- Ability to use power tools.
- Assist in maintaining proper levels of supplies.
- Repairing doors and locks.
- Replacing light bulbs.
- Snow removal as required.
- Respond to maintenance emergencies and assist as needed such as but not limited to fire, floods and power outages.
- Performs routine and emergency repairs throughout facility including correcting electrical malfunctions, repairing and replacing plumbing fixtures, pipes and fittings, repairing and fixtures, repairing doors and Mag locks, etc.
- Test electric supply, inspect and test lighting.
- Investigate / locate wiring defects < 440 volts.
- Repair / replace defective wiring.
- Restore electrical connections.
- Conduct preventive maintenance procedures on designated equipment following manufacturer’s recommendations and perform necessary repairs and adjustments if needed.
- Respond to emergency calls for system and equipment failure with a sense of urgency while providing detailed information regarding the task(s) performed along with all prescribed/pertinent equipment information.
- Perform other duties as assigned.

EDUCATIONAL REQUIREMENTS:
- High School Diploma or Equivalent
- Current EPA certification to handle refrigerants a plus, but not required
EXPERIENCE/KNOWLEDGE/SKILLS:
- Three to five years of maintenance experience in a residential complex, commercial building construction or maintenance, healthcare setting preferred but not required
- Working knowledge of residential building maintenance to include, but not limited to, plumbing, electrical, flooring and appliances & must have demonstrated knowledge of HVAC
- Must be able to do preventive maintenance procedures on designated equipment following manufacturer’s recommendations and perform necessary repairs and adjustments if needed
- Must be able to test electric supply, inspect and test lighting
- Must be able to effectively communicate and work with residents and Partners in Mission
- Knowledge of computer maintenance work order systems
PHYSICAL AND ENVIRONMENTAL REQUIREMENTS:
- Capacity to lift 50 pounds, over 50 pounds- must use the aid of a hand truck or get assistance, and move light furniture
- The ability to be on one’s feet for a long period of time, bending and extensive walking; ability to push and pull, climb and descend ladder to 4 feet or higher
