Get to Know this Role

The primary role of the Resident Manager during lease up (July 2025 to March 2026) is to process applications to determine eligibility and complete move-ins to ensure lease-up targets are met. During operations, it is to ensure the fiscal and physical integrity of the property as well as foster a safe and healthy community for tenants. The Resident Manager shall consistently adhere to all regulations and maintain compliance for the property.

This is a full-time (40 hours per week), non-exempt role. Pay is dependent upon experience. A rent free 3-bedroom apartment and utility allowance are part of the compensation package.

What You Will Do

Together with the Regional Manager and compliance consultants, ensure the initial property lease-up is completed according to lease-up timeline and investor requirements. Become knowledgeable in program regulations (i.e., Tax Credit, CDBG-DR-MHP/HOME & Section 8), adhering to statutory regulations and deadlines.

Oversee the day-to-day operations of the property. This includes maintaining regular office hours, organizing all the paperwork, scheduling and supervising on-site staff and vendors, receiving, and processing new applicants and move-outs, enforcing property rules, conducting inspections, and working with residents to respond to issues and property emergencies.

Become knowledgeable in affordable housing programs and Fair Housing regulations. We'll help train you, of course.

Be a supportive team member. You'll join our team of Resident Managers to help each other, share ideas, and develop new ways to make our properties great places to live.

Please Apply if You Have:

  • Have 2 years of property management experience or a combination of transferable work experience and/or education.
  • The Resident Manager lives on site. A rent free 3-bedroom apartment and utility allowance provided with employment.
  • Are proficient in speaking and writing English.
  • Have good organizational skills, are self-motivated, and able to work with minimal supervision to prioritize, juggle, and complete tasks promptly.
  • Have good people skills; are courteous, tactful, and diplomatic in interactions with coworkers, tenants, and vendors.
  • Accepting cultural diversity and the economic and social situations of low-income individuals, including those transitioning from homelessness and those with mental health disabilities.
  • Can learn new computer software. You should feel comfortable operating Windows-based software, including Microsoft Office, and Microsoft Outlook. We will train you to use our Property Management Software.
  • Are willing to share on-call responsibilities with other staff and respond to emergencies promptly.

A Qualified Candidate Will be Able to Perform the Following Tasks

  • The Resident Manager ensures the basic repairs, painting, and turnovers of vacant apartments are completed promptly.
  • Must take a Tax Credit Certification course and exam within 6 months of hire. (Agency pays for certification).
  • Complete initial income certification and annual re-certification procedures for all residents.
  • Appropriately enforce the terms of the Lease Agreement and House Rules.

Additional Requirements to Consider Before Applying

  • Must have a reliable vehicle, a current valid California Driver's license, and be insurable under the criteria established by CHIP's general liability carrier. Must provide current proof of insurance at the levels specified by the CHIP travel policy.
