Our client, a rapidly expanding Iowa-based appraisal firm, is seeking a Certified General Appraiser (1099 Contractor) to support their high-growth commercial and agricultural appraisal division. Key Responsibilities:
- Property Inspections: Conduct on-site evaluations of agricultural and commercial properties.
- Market Analysis: Research recent sales of comparable properties to determine market trends and establish fair market value.
- Data Collection: Review public records, tax assessments, legal descriptions, and other relevant documents.
- Valuation Calculations: Utilize sales comparison, income capitalization, and cost approaches to determine accurate property value.
- Report Writing: Prepare comprehensive appraisal reports that meet USPAP and industry standards.
- Client Communication: Work directly with clients to understand their appraisal needs and explain valuation findings.
- Compliance: Stay current with local, state, and federal appraisal regulations and licensing requirements.
What Were Looking For:
- Certified General Real Estate Appraiser (Iowa or surrounding Midwest states preferred).
- Minimum two years experience in real estate appraisals.
- Strong analytical skills with a detail-oriented approach to valuation.
- Excellent communication and business management skills to operate independently.
- Experience or interest in agriculture (including livestock facilities) and commercial valuation.
- Proficiency in Microsoft Office (Word, Excel, Access) and appraisal software.
